A typically lovely two bedroom white country cottage set on a hillside lane on the edge of the Mendip Area of Outstanding Natural Beauty with amazing views overlooking the village of Banwell and the miles of countryside beyond towards Wales. EPC rating D.
DESCRIPTION The cottage is approached by a country lane off of the High Street and has a really useful parking area to the side of the property measuring 12' wide by 11' deep. The cottage itself has a path leading to the front with space for a bistro table and chairs for breakfast coffee and views. The front door leads into the lounge area and then doors to one side lead into the family bathroom and the other side into the kitchen. There is a door to the rear of the kitchen that leads out onto a private courtyard area, where the current owner has had a summer house built that is used as a further office/study area with table and chairs outside ideal for al fresco dining. Upstairs at the cottage are the two bedrooms offering amazing views to the countryside beyond.
To the side of the cottage there is a covered walkway with a path and steps up onto the hillside garden area. Some of this garden has been leveled off and is an ideal place for a further table and chairs to take in that fantastic view. The property owns a further area that could be cleared to create more garden space right on the border of the Banwell woods.
A great advantage to this property is the Barn/outbuilding and parking that comes with it. The Barn is stone built and does needs some renovation but has great potential as garage space, office space or maybe even for conversion for dwelling. EPC rating D.
DIRECTIONS From the direction of Sandford continue on the A368 Towerhead Road into Banwell. At the crossroads continue straight over on up into the High Street. At the brow of the hill Hill Path can be found on the left and the property can be found a little way up on your left hand side. We suggest you park a little further up and walk back to the property.
SITUATION The North Somerset village of Banwell is within easy driving distance of Bristol, Weston-super-Mare, Bath, Wells and the national motorway network, making it an ideal choice for the commuter. The village itself has local facilities including shops, pubs, restaurants, churches, primary school and pre-school, with more comprehensive shopping, social and recreational facilities at the above mentioned cities and the coastal town of Weston-super-Mare. Secondary schooling is at nearby Churchill with its associated sports complex and nearby dry-ski slope. The Mendip Hills are close by with an excellent range of country pursuits readily available, including riding, walking and caving, whilst the Chew and Yeo Valleys with the Chew and Blagdon lakes offering excellent sailing and fishing. The long distance traveller has plenty of choice - there are excellent motorway and rail links, whilst Bristol International Airport is just a short drive away. For further information see the Banwell website - www.banwell.info.
WE HAVE NOTICED A fantastic first time purchase or maybe to downsize or even to rent out, this is a wonderful cottage with bags of character, potential and views galore. There is great potential here if the right permissions can be obtained for the barn conversion to join it to the house and the result could be amazing. Definitely one to see.
