DESCRIPTION A wonderful country home with a modern twist! As you approach Brook House along a private driveway, the impression of space and privacy really becomes apparent, the property is surrounded by open countryside and even a trickling brook to one side and sits in a plot that approaches four acres! The accommodation is equally as perfect, having undergone extension and renovation just a few years ago it offers open living space, large reception rooms and spacious bedrooms to match. All of this is found on the fringe of Temple Cloud, within very easy reach of Village amenities and within equally easy access of Bristol, Bath & Wells.
The house itself is entered at the front into a large entrance hallway which really sets the tone for the amount of space to come! To the back of the property there is a superb, open plan kitchen & dining room with a large central island and a series of by-folding doors leading to the gardens. There is also a well sized utility room and downstairs showeroom found to the side of the kitchen. Further ground floor accommodation includes a traditional sitting room with feature fireplace, wooden flooring and double doors to the garden. A study, found centrally on the ground floor which could be used a play room or even downstairs bedrooms. A further large reception room with exposed beams, triple aspect windows and a further working fireplace.
The first floor is equally as good and is accessed via a twisting staircase from the entrance hallway. Upon the floor there are six bedrooms, all of which enjoy very pleasant outlooks over the properties gardens or open countryside beyond. Three of the bedrooms boasts their own ensuite shower rooms', which were refurbished or installed just a few years ago. The other bedrooms are serviced by an immaculate and spacious family bathroom.
And yet there is more! To one end of the landing there is a further staircase which leads to a further bedroom and store room. The bedroom hasn't been finished as yet but would be an amazing guest bedroom, play room or even just a very accessible loft space.
The aforementioned gardens and land are truly beautiful. The gardens run mainly to the rear and consists of a large patio space, a sprawling lawned area as well as a series of mature trees. The gardens are bordered on one side by a twisting brook and also house an old outbuilding which requires some work but could be converted back to storage or perhaps a garden room or studio. To the front of the property there is a further lawned area and another outbuilding which is much larger and of stone construction, again requiring some work it offers massive potential for conversion.
The agricultural land at Brook House runs predominantly to one side of the plot and also wraps around the back of the gardens at the rear. The land is of really good quality, fairly level and is well fenced on all boundaries. It is important to note that there is a pedestrian footpath that runs through the land but it is clearly marked.
