DESCRIPTION This unique and incredibly special quintessential cottage is coming to the market for the first time in almost forty years. Believing to be almost 300 years old there is no arguments when it comes to this being a cottage that will tug at your heart strings as soon as you walk through the wrought iron electronically operated gates. From here you are met with just part of the generously proportioned property that seems to go on and on. The first impression is 'wow that's rather pretty', stepping into the open hallway there is one of the reception rooms to the left which is perfect for hobbies or playing piano. The inner hallway doubles up as a dining hall, with so much space to use for hosting guests should it be required. There is a downstairs cloakroom and even better, something that has proven necessary during these troubled times, a walk-in larder!! The sitting room is light and spacious with square bay windows and a very attractive wood burner snuggled inside the inglenook splendour. The separate dining room beyond is another great space which lends itself to a number of uses being right next to the kitchen. The kitchen currently has loads of space for table and chairs, has an extensive range of base and drawer units, a breakfast bar, oven and separate hob and beyond a superb open utility room which has plumbing for washing machine, tumble drier and access to the driveway making it perfect for bringing in recently washed dog paws after long leisurely walks! There is even an office space with two windows and parquet flooring, leading then out to the first-floor landing. This space alone is generous enough to add a desk and chair with loads of built in storage. Upstairs there are four double bedrooms, some with sinks and built in wardrobes, each individual in presentation, two of which that lend themselves to be opened up to make use of the existing balcony areas outside. The single bedroom is spacious and there are two bathrooms both sizeable whilst there is also a separate WC. All in all this beautiful cottage is rich in heritage and abundant in space.
Outside the gardens are a paradise, where the lawn wraps to the front and all around to the back, textured with proud colourful borders and an established vegetable plot to the rear fully preparing you for the times we are in. More than anything this incredible cottage is ready for its new owner.
Please make all appointments through us, and for now only proceedable parties.

SITUATION Nailsea is a suburban town of North Somerset, approximately 8 miles (13 km) southwest of Bristol. The town was an industrial centre based on coal mining in the 16th century and glass manufacture from 1788, which have now been replaced by service industries. The surrounding North Somerset Levels has wildlife habitats and Bucklands Pool/Backwell Lake is a Local Nature Reserve. The well populated town centre includes two major supermarkets, high street banks, coffee shops and a leisure centre. Nailsea is close to the M5 motorway (junction 20) and Bristol International Airport at Lulsgate is 7 miles (11 km) away by road. The airport serves both domestic and international routes, and is one of EasyJet's hub airports. Secondary education is provided by Nailsea School (rebuilt as an Academy in 2009), and primary education by St Francis School, Grove School, Kingshill School and Golden Valley. Churches include the 14th-century Holy Trinity Church and Christ Church, which was built in 1843.
OUR VENDOR SAYS Littlefield House has been our home for 40 years and it has been the most wonderful home to bring up our family. The house has allowed us to host many parties and get togethers, plus Christmas every year with our "children", their husbands and wives and our lovely grandchildren. It is such a warm welcoming place to be and there is always so much room for everyone to feel comfortable and relaxed.
We have so enjoyed the sunny garden, the patio at the front of the house has seen many family barbecues and is such a lovely quiet space to just relax and read a book. Then neighbours are all lovely and have been so supportive to us during this pandemic. However, this time has made us realise that the house is too big for just the two of us and we aren't getting any younger! So, with heavy hearts we have decided to move to a smaller bungalow and to let a new family move in and make some memories in Littlefield House
WE HAVE NOTICED This superb space is extensive- it does lend itself to some reconfiguring perhaps and certainly making use of those areas where balconies already seem to exist so that you have even more to observe perhaps with a morning cup of tea in hand
