DESCRIPTION This idyllic stone barn conversion, originally formed part of the neighbouring Beech Court Estate, a superb Grade II listed William and Mary country house. It is set in a wonderful countryside location.
Access to The Old Stables is through a traditional five barred gate, over a driveway (which belongs to The Coach House on the right). To the left is the private parking area to this beautifully presented one-bedroom abode, a retreat away from the rigours of everyday life with walks, bridleways, and incredible views all on the doorstep.
The shingled parking area has space for two vehicles and there is an outside unit that abuts the wall and houses the LPG storage tanks. A gate, set into a picket fence, leads to the garden and the cottage.
Constructed of beautiful local stone with a handsome clay tiled roof this traditional former stable building is as pretty as a picture, complete with large stone acorns on the roofline. It enjoys a lovely enclosed private garden which is bounded on one side by a listed stone wall of Beech Court and on the other by a high stone wall enabling complete privacy to the property.
On entering the cottage via the rear door, you alight into a smart modern kitchen with cream high gloss units with stainless steel handles and a contrasting metro tiled splashback. There is an integrated oven with induction hob, fridge, glazed display unit and terracotta tiled floor (which has underfloor heating).
To the rear of the kitchen is a painted stone wall and doorway leading through to the sitting room with an exposed Oak beam over, adding a homely character to the room. The sitting room has a lovely airy feel with its vaulted ceiling. To the front of the sitting room there are wall to wall French windows flowing natural light into the space and above the kitchen is an intriguing open mezzanine area which could be utilised as a snug or even occasional bed deck, currently this has been used as storage. A distinctive ladder is housed above the doorway and easily brought into use to climb up in to this area.
Beyond the sitting room is the double bedroom, again packed with character with a painted stone wall and exposed timber beams. There are floor to ceiling windows with a door leading out to the garden. Finally, through another pine door, there is the dressing room, with large wardrobe, velux window and another loft which also houses the gas boiler. The shower room features a contemporary shower cubicle and traditional basin, lavatory and shelving. There is a useful heated towel rail, part tongue and grove panelled and another painted stone wall.
Outside, The Old Stables features a lawned garden with rambling rose bushes against the wall, a cobbled patio area and an outside shed and is as already stated wonderfully private. There is scope and space to add a garden room or perhaps a green oak framed conservatory/ extension (subject to the necessary consents). The garden enjoys a glorious South facing aspect.
OUR VENDOR SAYS We loved the cottage as soon as we saw it.
It was a fabulous place for our daughter to live, she only wanted it for 4 months but ended up living there for a very long time as it was so peaceful, safe, cosy and had everything she needed. Perfect home for her and her little dog.
WE HAVE NOTICED Far from the madding crowd… this picture perfect detached stable is a fabulous pied a terre, or first time purchase in a superb rural position from which to enjoy the stunning local countryside and scenery. EPC rating TBA
