Property Description

Dipland Grove Farm is an outstanding period farmhouse, situated in a glorious semi-rural position overlooking Blagdon Lake on the outskirts of this popular village.

Subject to a meticulous renovation schedule over recent years, the property has been beautifully extended and refurbished to create what is now a stylish family home packed with stunning original features and contemporary refinements.

Set back from the road via an attractive private driveway, there is ample parking for a good number of vehicles along with a superb two car Oak framed car barn with integrated office. Approaching the property, a footpath leads to a handy storm porch which continues through to the entrance hallway of the farmhouse.

The entrance hallway gives a wonderful first impression with its wide sweeping staircase rising to the first floor, original wooden floorboards, and painted timber beams. To the left of the entrance hallway are two reception rooms which have been joined to create a lovely dual aspect sitting room with bi-fold doors leading out to the garden, character beams and an engineered Oak floor. A handsome cast iron wood burner creates a homely focal point for the room and views over the local countryside can be enjoyed from both the front and rear aspect.

To the opposite side of the entrance hallway is the stylish farmhouse style kitchen with Oak fronted units, granite countertop and limestone flooring. The kitchen has space for a range style cooker, a gorgeous Belfast sink, space for the fridge/freezer and discrete under pelmet lighting. Beyond the kitchen and forming part of the extensive renovation works the accommodation flows through into a further 'L' shaped reception room which wraps behind the kitchen. This superb addition adds the open plan living/dining space that is so popular for modern day living. Matching travertine tiles as per the kitchen add style but also practicality, whilst bi-folds doors link the room seamlessly to the garden and the fabulous views beyond. On the ground floor you will also find a useful utility room with w.c tucked beneath the stairs.

Continuing up to the first floor, the split-level galleried landing adds another wonderful feature to the house, off which the four unique bedrooms can be found, each one finished to a standard that you would only expect to find at the finest boutique hotel. Packed with both character and subtle refinement, the master and guest bedrooms both features beautifully appointed en-suite bathrooms with the master also benefitting from a walk-in dressing room.

Finally, the family bathroom is yet another exquisitely finished room, grand in scale it features a lavish claw foot bath, walk in shower and 'his and hers' sinks, all complimented by fresh decoration and smart polished tiling.

Outside, the property enjoys the benefit of a glorious south facing garden which is bounded to the side and rear by post and rail fencing looking out onto open fields and stunning views. There is a neat al fresco dining terrace just outside the house, whilst most of the garden is laid to lawn, with raised flower beds to the rear.

The outlook from the garden is simply beautiful, where you can cast your eyes wide over the open landscape and take in the glorious Somerset countryside.
