Property Description

A completely unique opportunity to purchase an attractive detached modern building with full planning consent granted to be refurbished into a low energy family home with outstanding eco-credentials.

Offering a lucky buyer, the freedom to retro fit the internal accommodation to meet their own exact specification, this glorious light filled property occupies an incredibly generous plot, in a lovely semi-rural position shared with just a small number of self-build eco homes.

Set behind private gates off a shared private driveway, Helios House is an attractive Cedar clad low energy building with zinc capping, powder coated aluminium windows and solar panels to the south facing roof aspect. It has generous off-street parking for a good number of vehicles with the potential to add a garage/workshop if desired. There is also provision for charging electric vehicles as well as plenty of room to store a motorhome, boat or larger vehicles.

The building, despite being used as a business premises, already resembles the accommodation of a residential home, with provision for a family sized kitchen, two bathrooms, large open plan office space with potential to create a spectacular living/dining/family room and a second separate reception room.

On the first floor are the proposed three bedrooms which are accessed via a galleried staircase and landing which overlooks the impressive, vaulted ceiling and living space below.

Furthermore, to the west elevation of the property is a separate annexe which is currently accessed externally, but could, with the relevant permissions and building regulations be encompassed into the main body of the house. Alternatively, it would provide an excellent granny/dependent relative annexe or additional source of income from letting either on long-short term AST or even Air B&B basis. Above the annexe is an exceptional enclosed roof terrace which can be accessed from the galleried landing in the main home, but also from a separate external staircase. This truly fantastic addition allows you to take full advantage of the outstanding scenery and panoramic views.

Outside, there is an attractive Mediterranean inspired courtyard garden to the front elevation, which is the perfect spot to enjoy al-fresco dining, whilst to the side and rear there is a large expanse which is a blank canvas to create your own landscaped garden. There is also a small, enclosed paddock which could be utilised as a vegetable garden.
