'Elmdale' is approached via an enclosed gated gravel driveway that leads to a generous parking area with turning circle and a beautiful 'Cornus Controversa', or Wedding Cake tree at its centre. The evocative red brick and Bath stone façade of the property creates a stunning first impression and the handsome clay tiled roof and symmetrical bay windows add form and feature.
Entering the property into the light filled reception hallway there are two bay fronted reception rooms to either side which both feature period fireplaces, ornate cornice, picture rails, ceiling roses and original panelled doors, features that are replicated throughout the house. These two versatile rooms are currently being utilised as a formal dining room and an office/snug. Beyond the handsome staircase that rises up to the first floor a discrete corridor leads through to an impressive triple aspect drawing room, a later addition to the original house. With French doors to the rear, and windows looking out over the side and rear garden, this truly spectacular room is perfect for the family to congregate and enjoy family time together around the glorious sandstone fireplace.
To the rear of the house lies the kitchen/breakfast room, fitted with a range of traditional farmhouse styled units, a practical tiled floor and feature tongue and groove panelling. From the kitchen a door leads through to a further reception room which could be combined into the kitchen breakfast room with some alterations if desired. This lovely quiet room is the perfect library or snug and looks out over the garden. Beyond the kitchen a door leads through to a handy utility room with w.c and an internal door to one of the two garages. The garage has plenty of space to also act as a workshop and has outward opening timber doors, plenty of power points and a car lift for stacking two vehicles.
On the first floor, arranged off an attractive galleried landing are the five bedrooms, all good-sized double rooms with lovely features and light and airy decoration. The sublime master bedroom has fitted wardrobes along with a smart modern en-suite with shower and bath. Completing the accommodation is a well-presented family bathroom with white suite.
Outside, exceptional gardens extend to both the side and the rear of the house, with well stocked borders, beautiful tree lined boundaries. There is a potting shed, productive vegetable/fruit and flower garden and a south facing terrace for the family to enjoy dining al-fresco.
Finally, there is a second double garage/workshop which has been constructed in recent years to an exceptionally high standard and has huge potential (subject to the relevant permissions) to be converted at a later date, to a granny annexe or potential Air B&B.
The North Somerset village of Claverham has local facilities on its High Street, and its primary school (http://www.courtdewyck.co.uk/) and village hall are within a walk. More comprehensive shopping, social and recreational facilities are in the nearby village of Yatton, which offers all sorts of shops, restaurants and pubs. Bristol and Weston-super-Mare are within easy daily commuting distance via the A370 and there is access to the national motorway network at Clevedon, a short drive away. Yatton Railway Station offers a mainline railway service and Bristol International Airport is also within easy reach. Claverham is in the school catchment area for Backwell (http://www.backwellschool.net/) and there are private schools in the area at Bristol, Sidcot and Wraxall. The countryside around offers a host of country pursuits inc. walking, fishing, riding and sailing.
Travelling south on the A370 from Bristol, go into Cleeve and turn right after the former 'The Lord Nelson pub', currently undergoing redevelopment into a 'Touts Local' and petrol station into Bishops Road, pass the shops on the left and continue straight on. Eventually the road will bear to your left flanked by open fields and then right and you will pass Court de Wyck School. As the road bears sharply to the left again 'Elmdale' is situated on the left turn just past the school.
