Occupying a generous plot with exceptional potential, Alberta is a traditional two bedroom detached home that offers a buyer huge scope to redesign, remodel and even extend the current building to create there own dream home.
Approaching the house from the road there is a large tarmac driveway providing parking for a good number of vehicles and wide enough to turn around in, plus a detached garage. Enclosed by a lovely traditional stone wall the property occupies a slightly elevated position.
On entering the house through a useful storm porch, the lovely south facing windows shower the two reception rooms with exceptional natural light. To one side of the hallway is a well proportioned living room whilst to the other is a dining room or second sitting room. To the rear of the living room the hallway continues to provide access to a lovely traditional kitchen/breakfast room, family bathroom and utility room, leading out to the garden. Whilst perfectly adequate in size these rooms could in our opinion be reconfigured to create a larger kitchen/diner which is so popular and in current times. The two generous double bedrooms are both excellent doubles and are positioned down a small internal hallway.
Outside, the properties main garden lies to the rear of the house and is mainly laid to a level lawn with flower bed borders and small patio. Enclosed by a ornamental stone wall and fencing it is a secure place to enjoy a little peace and quiet. From the garden a wrought iron gate leads to the side of the house and the aforementioned parking area. The front lawn which as mentioned is raised from the road is laid to lawn with mature flower borders.
Alberta is brought to the market with the added benefit of no onward chain.
The North Somerset village of Claverham has local facilities on its High Street, and its primary school (http://www.courtdewyck.co.uk/) and village hall are within a walk. More comprehensive shopping, social and recreational facilities are in the nearby village of Yatton, which offers all sorts of shops, restaurants and pubs. Bristol and Weston-super-Mare are within easy daily commuting distance via the A370 and there is access to the national motorway network at Clevedon, a short drive away. Yatton Railway Station offers a mainline railway service and Bristol International Airport is also within easy reach. Claverham is in the school catchment area for Backwell (http://www.backwellschool.net/) and there are private schools in the area at Bristol, Sidcot and Wraxall. The countryside around offers a host of country pursuits inc. walking, fishing, riding and sailing.
Travelling south on the A370 from Bristol, go into Cleeve and turn right after The Lord Nelson pub into Bishops Road, pass the shops on the left and continue straight on. Eventually the road will bear to your left flanked by open fields and then right and you will pass Court de Wyck School. As the road bears sharply to the left again 'Alberta' is situated on the right turn just before the High Street.
