Property Description

A wonderful opportunity to purchase a spacious detached family home set in approximately half an acre of grounds, in need of some modernisation but with exceptional potential to create your own dream home.

Set back from the road via a private tree lined front garden, Melendo is a handsome detached 1960's house which enjoys exceptional views to the rear, over the local countryside, towards the Coast & Bristol Channel. Generous in its proportions, it offers well balanced accommodation with flexibility and versatility and incredible scope to further extend the existing footprint and enhance the property and its value.

Approached to the front via a sweeping driveway with ample parking for a good number of vehicles, Melendo has an attractive symmetrical facade. Entering into the spacious reception hallway, to the left is a superb triple aspect sitting room with a lovely feature fireplace and patio doors to the rear providing access to the conservatory. To the right of the hallway is a generous study overlooking the front garden, which could be utilised as a child's playroom or indeed home office if desired. To the rear of the hallway is a useful ground floor shower room.

The kitchen/breakfast room extends to some 25'0 and overlooks the rear garden. There is plenty of space for a breakfast table as well as a generous number of white high gloss wall and base kitchen units and a superb four oven Aga. There is an additional gas hob for ease of cooking without using the Aga and a rear door to the garden. From the lower area of the kitchen a door leads into a spacious dining room which has formally an internal garage. The dining room features a tiled floor and has a cold-water feed which makes it possible to install a shower room. This excellent sized room would make a perfect children's play-room, granny annex or could even potentially be combined with the kitchen to make an exceptional 'L' shaped kitchen/dining/living room.

On the first floor are the three spacious double bedrooms including a 22'0 x 13'5 master bedroom with lots of potential to add an en suite if desired. All three bedrooms include fitted wardrobes, with bedroom one and three having superb views to rear over the property's extensive garden and the patchwork quilt of fields beyond. Finally, the family bathroom features a white four-piece suite.

The property benefits from a large attic accessed off the spacious gallery landing with huge potential to create further rooms if required (subject to the necessary consents) and another smaller one accessed off the dining room.

Outside, the grounds that Melendo sits in are simply wonderful, along with the aforementioned lawn front garden the superb rear garden gently slopes away from the house, affording incredible views to the rear. It is bounded by either fence or hedgeline and enjoys an excellent degree of privacy. There is a raised patio area linking the house and conservatory and a number of outbuildings and sheds.
