Property Description

Built to an exacting standard some twenty years ago Farleigh Green features attractive tree lined avenues, quiet cul de sacs, and excellent open space with a wonderful play area, village hall and playing field. The properties within the estate are constructed in a classic traditional style with beautiful estate fencing and handsome elevations.  Since its construction the development has be favoured by both families, retirees, and commuters alike due to its excellent semi-rural position and easy accessibility to Bristol.

No 22 sits in a beautiful peaceful position at the foot of a cul de sac and is blessed with a larger than average plot, and a superb private garden. This brick faced property has a wonderful symmetry which creates a fabulous first impression, a neat front garden is dissected by a stone footpath that leads to the front door, whilst to the side of the house a shingle driveway leads to a detached double garage and a wide access point to the rear garden.

Entering the reception hallway, a centralised staircase rises to the first floor with a useful ground floor cloakroom to the side and a handy under stairs storage cupboard. To the left of the hallway is a superb dual aspect sitting room with a handsome Minster stone fireplace and French doors leading out to the rear garden. To the opposite side of the hallway internal French doors flow into a generous dining room with a smart polished floor. This light and airy room is perfect for family mealtimes or entertaining guests for a dinner party but could also be utilised as a second sitting room if desired. In addition, there is also a good-sized office that overlooks the rear garden. Completing the ground floor accommodation is the super kitchen/breakfast room, originally two separate rooms they are now linked to form a homely space for cooking up your gastronomic delights with space for a breakfast/dining table and direct access out to the garden. The kitchen is fitted with a good range of traditional shaker style units in a soft cream colour palette with a contrasting black countertop, there are integrated twin eye level oven, an integrated induction hob, one and half sink and drainer and under pelmet lighting. A separate utility room provides plumbing for white goods, extra storage cupboards and a door the side garden.

Moving on to the first floor, you will find four double bedrooms and the family bathroom, all accessed of a generous galleried landing area, three of the bedrooms feature fitted wardrobes including the superb Master bedroom which also has a full en-suite bathroom with both a shower and bath. The family bathroom is another well presented room and features a white suite with a separate walk-in shower cubicle and half tiled splashbacks.

Outside, the property enjoys a beautifully private rear garden that is mainly laid to lawn and gently slopes away from the house. Bounded by a gorgeous stone wall the garden has been landscaped to provide a mixture of seating areas for outside entertaining, with space for a summer house, established flower bed borders, practical space for discretely storing bins and garden equipment, as well as space to cultivate a little home produce. The aforementioned garage can also be accessed via a pedestrian door from the side garden which also has a neat patio area.

Situation

The North Somerset village of Flax Bourton is much sought after by those commuting to Bristol and offers local facilities including a primary school and village hall. State secondary schooling is nearby at Backwell, much acclaimed and popular, whilst private schools are also easily available at Wraxall (The Downs) and in Bristol itself, the centre of which is about 6 miles away. Bristol has everything you could wish for in a vibrant city, shopping, social and recreational facilities, plus theatres, concert halls, art and culture. There are mainline railway stations at both Backwell and Bristol, the M5 motorway is about 7 miles away, and Bristol Airport, with its associated low-cost fares, is about 9 miles away.

We have noticed... This excellent family home is not only blessed with excellent proportions, but also enjoys what must be one of the most privileged plots within the development. Tucked into a quiet corner it has a supremely private rear garden, a wider than average plot and plenty of off-street parking.
